Our apartments are situated within residential communities. The actions of all members of your party should not interfere with the enjoyment of other residents. Please do not play loud music or engage in any activity which may cause inconvenience or annoyance to your neighbours after 9.30 pm or before 07.00 am.

• Due to health and safety regulations only the persons specifed on the booking are able to reside at the accommodation.
• We are required to confirm your identity. Therefore, the booker must bring along photo identity such as a passport or driving licence.
• For health and safety reasons occupancy must not exceed the maximum limit agreed in the initial booking.
• Unless previously agreed, check in is from 4pm every day and departure time is 10am Monday to Friday, 11am Saturday and Sunday.
• The accommodation cannot be shared or sub-let and only the named persons are permitted to stay in the property. Please do not embarrass us or yourselves by overcrowding, misrepresentation or attempting to sub-let.
• We do not take bookings for hen, stag or student parties or from persons under 21 years of age.
• We reserve the right to refuse admittance. Failure to comply with the booking conditions will render the booking void and no compensation will be paid.
• All persons in each party renting the apartment are deemed responsible and are expected to take care of the property during their stay. This includes, but is not limited to, the locking of all doors and windows, the disposal of rubbish correctly and ensuring prior to departure that all utensils, carpets, floors, furnishings, walls, fittings, equipment etc are left clean and tidy.
• It is the guest's responsibility to IMMEDIATELY notify us of any damage, loss, problem or concern, or equipment failure of any kind so that reasonable action can be taken to rectify the situation. We will not enter into any discussion relating to problems with the apartment that have not previously been reported to us during the rental period.We cannot be held responsible for any failure/interferance in equipment or services such as Internet, water, electricity etc. We will take all reasonable steps possible to rectify any failure in service provision with the appropriate external bodies.
• Please be considerate and leave the apartment in the condition you found it upon your arrival.
• We accept no responsibility whatsoever for death, personal injury, accidents, loss or damage to persons or personal belongings however caused. The use of the accommodation and its amenities is entirely at the user's own risk.
• For guests with children, please ensure they are supervised by a responsible adult at all times. Particularly, when on the Dockside at East Float Quay.
• We cannot accept any liability for any loss of rental time due to travel problems, flight delays or cancellations, industrial disputes or any events outside our control, including any form of Force Majeure. We cannot accept responsibility for the sudden failure of apartment equipment but will take immediate reasonable action to rectify any such failure after notification by you to us.
• We will be allowed access at any reasonable time during your stay, this includes any maintenance workers.
• We accept no responsibility whatsoever and no compensation or any other payment will be made if any cancellation or change to the terms of the booking becomes necessary due to war or threat of war, riots, civil commotion, terrorist activities, industrial disputes, natural and nuclear disasters, fire, flood, adverse weather conditions, building or construction in progress within the community, technical problems with transportation, closure or congestion of airports, alterations or cancellation of schedules by carriers, or any other events beyond our control.
• This contract is subject to and shall be construed in accordance with the laws of England and all parties hereby submit to the exclusive jurisdiction of the English Courts.
• Website description: All information supplied on the website is deemed to be correct to the best of our knowledge. The information is supplied as guidance and does not form part of any contract.
• We reserve the right to periodically review our prices. Any increased price will be advised at the time of booking and once confirmed will be honoured.
• If it is found or we are advised that illegal material has been accessed via the apartments Internet connection your details will be passed over to the police.
